Lease considerations
Most District 20 condos are 99-year leasehold; HDB flats carry a 99-year lease from the date the block is completed. Freehold and 999-year stock exists but is rarer.
I help buyers, sellers and upgraders compare private condos and HDB flats across District 20 without sales pressure. Every number is cited; every recommendation is matched to your timeline and budget.
A condo and an HDB solve different problems. The right choice depends on your citizenship, cash and CPF position, how long you plan to stay, and whether rental income matters to you.

Condos offer pools, gyms and 24-hour security; HDB estates offer heartland convenience and lower monthly outgoings.
Condo maintenance fees scale with unit share value; HDB conservancy charges are typically lower but cover fewer facilities.
Eligible first-timer HDB buyers can tap CPF Housing Grants; private condo purchases rely on CPF Ordinary Account limits and bank loan criteria.

A quick, cited view of where the District 20 market stands. I update these figures as soon as URA and HDB release fresh transaction data.
How I read this: District 20 remains a family-oriented district where HDB upgraders and private condo buyers overlap. Prices here tend to move on school proximity, MRT access and lease length rather than headline news. I do not forecast the market, but I can show you exactly how recent transactions compare to your budget and timeline.
Honest answers about buying, selling and comparing condos and HDB flats in District 20.
The biggest differences are eligibility, minimum occupation period and monthly costs. HDB flats have citizenship, income-ceiling and family-nucleus requirements, a 5-year MOP, and lower conservancy charges. Condos are open to foreigners and PRs, have no MOP, allow immediate rental, and come with facilities such as pools and gyms but higher maintenance fees.
Generally, HDB requires buyers to dispose of any private residential property within six months of completing the HDB purchase, and you must meet the prevailing eligibility and income-ceiling rules. There are additional restrictions for second-timer applicants. I can walk you through the exact timeline before you commit.
Average transacted prices and psf figures change every month. I track Clover by the Park transactions via URA REALIS and can share the latest 12-month range, median psf and recent comparable sales once I know your unit size and stack preference.
Eligible first-timer families may qualify for the Enhanced CPF Housing Grant, Family Grant and Proximity Housing Grant, depending on income, citizenship and whether you buy a resale flat near your parents. Exact amounts are set by HDB and CPF Board and are subject to policy updates.
District 20 attracts families and working professionals who value good schools, MRT access and green spaces. Rental demand is supported by Bishan, Thomson and the Thomson-East Coast Line, but yield and capital performance depend on the specific project, tenure and entry price. I can share a project-level rental snapshot without making future-price promises.
